MENA leisure landscape to diversify with projects worth $41bn
6th Edition of MENALAC LEA Conference aims to discuss opportunities and challenges for the Leisure and Entertainment industry.

● The Kingdom of Saudi Arabia is leading the way closely followed by the UAE, while countries
including Egypt, Qatar, Oman, Kuwait and Bahrain are also witnessing a plethora of new offerings.
● With projects worth $21 billion already under construction and a further $12 billion worth of developments to start soon the sector is expected to generate over 185,000 jobs, research estimated.

Dubai, February 2023: After a few difficult years the leisure and entertainment industry, particularly in the GCC, is now regaining the growth momentum. From the first gastrogaming concept in Saudi Arabia to the first indoor snow park in Oman to region’s first Harry Potter and Real Madrid themed experiences in the UAE – if anything, the industry is witnessing a renewed vibrancy.
“Looking back, I’d like to phrase 2022 as the grand reopening for the entertainment sector, the journey from the ‘new norm’ to the ‘back to norm’,” observed Fernando Medroa, Vice President – Entertainment & Hotels for Kuwait-based Alshaya Group. “In Kuwait we’ve noticed a shift in seeking entertainment locally therein intensifying efforts by both public and private sector entities through initiatives such as Winter Wonderland, Cirque du Soleil, Disney on Ice, Disney Princesses and Shrek making appearances in the country.”
On its part, Alshaya Group has opened QUEST Tag Arena its own concept in The Avenues mall, which is also home to TEKZONE and KidZania. “In the last quarter of 2022 we opened a new Laser Arena at QUEST,” Medroa revealed.

Meanwhile, commenting on Bahrain’s leisure and entertainment industry, Mohammed Khalifa, Manager, Seef Entertainment said, “The average revenue generated by the entertainment sector ranges between BHD6 and 8 million annually and this by a country with a population of 1.7 million.”

Having said that Bahrain attracts significant tourist numbers with a target to attract 14.1 million tourists by 2026 as part of the Kingdoms’ Economic Recovery Plan. This is expected to fuel more leisure and entertainment focused offerings.

A closer look at FECs
“Indoor entertainment centers in good locations are recording robust performance and have in most cases exceeded pre-Covid levels already. Less attractive locations have not fared quite as good,” stated Silvio Liedtke, CEO, Landmark Leisure with its portfolio including Fun City, Fun Works, Fun Ville and many more where visitor spending has “certainly seen significant growth” compared to pre-Covid times.

“Overall, longer dwell time and rise in spending indicate growth meaning customers who make their way
into entertainment spaces spend more time and money than pre-Covid in the same locations,” Liedtke explained.

However, will leisure and entertainment operators continue to face challenges in generating estimated revenue per sqft? That’s the big question.

The indoor leisure and entertainment market in the GCC is at “inflection point,” Liedtke observed.

“Disruptors like VR and AR, strong IP-led product ranges and social entertainment are changing the landscape of our industry leading to a vibrant and dynamic market with new ideas, innovations and new concepts springing up almost daily. It’s certainly an amazing time to see the creativity and diversity at play. Landlords are keen to fill their malls with more than just retail. The choices for customers are now
enormous and will continue to grow. This of course puts pressure on the traditional FEC model to stay relevant and profitable, particularly given cost pressures on rents, utilities and staff, coupled with inflationary pressures on the asset purchasing front.”

Elephant in the room: State of supply chain

Amid growth indications can supply chain related disruptions be overlooked? An area that was a massive challenge in 2021-22.

“The supply chain situation has certainly improved since the very disrupted times in 2021-22. We have seen production lead times for products reduce since December 2022. However, we are still not at the same level as the pre-Covid era. That’s why we routinely urge our customers to forecast and pre-plan their product orders based on their desired and planned opening dates,” shared Prakash Vivekanand,
Managing Director, Amusement Services International LLC.

The road ahead
With several new and diverse leisure and entertainment facilities coming up across the region the depth and breadth of offerings have indeed increased. As technology paves the way for more engaging, thrilling, interactive and immersive content the region will always have the investment appetite and room for newer
attractions.

“The missing bit is possibly the guest experience across several leisure facilities. Today’s consumer demands an enhanced journey and experience, and the focus should be on complementing cutting-edge content with enhanced customer experience making each visit memorable,” Vivekanand observed.

Besides an enhanced customer experience, today’s consumer also demands more interaction, gamification and group play. Resultantly, a flurry of products is being designed and aligned to meet this demand. And such products must be backed by sound operational strategies to deliver the experience and ensure repeat visitations.

Against this backdrop the sixth edition of the Leisure Entertainment & Attractions Conference is set to take place on March 13, 2023 with an aim is to discuss opportunities and challenges for the industry alongside a strong focus on achieving excellence in guest experience. What’s more, the LEA Conference will be co-located with the MENALAC Waterpark Conference 2023 (March 12), Safety Day
(March 14) and the annual MENALAC Awards ceremony (March 15).

دبي، فبراير 2023 :بعد بضع سنوات صعبة، يستعيد حاليا قطاع الترفيه والتسلية زخم النمو، ال سيما في دول مجلس
التعاون الخليجي. من أول مفهوم مطاعم األلعاب في المملكة العربية السعودية إلى أول حديقة ثلجية مغطاة في عمان إلى أول
تجارب تحت عنوان هاري بوتر ولاير مدريد في المنطقة في اإلمارات العربية المتحدة – إذا كان هناك أي شيء، فإن القطاع
يشهد حيوية متجددة.
والحظ فرناندو ميدروا، نائب رئيس مجموعة الشايع للترفيه والفنادق بالكويت، قائال: “بالنظر إلى الوراء، أود أن أصف
عام 2022 على أنه إعادة االفتتاح الكبرى لقطاع الترفيه، والرحلة من “المعايير الجديدة” إلى “العودة إلى المعايير”،”
وأضاف “الحظنا في الكويت تحوال في البحث عن الترفيه محلًيا في تكثيف الجهود من قبل هيئات القطاعين العام والخاص
من خالل مبادرات مثل ونتر وندر الند، سيرك دو سوليه، ديزني على الجليد، أميرات ديزني وشريك التي تظهر في البالد”.
و من جانبها، افتتحت مجموعة الشايع باقة حجز الساحة كويست بمفهومها الخاص في دي أفينيو مول، والذي يضم أي ًضا
تيك زون وكيدزانيا. كما كشف ميدروا قائال: “افتتحنا في الربع األخير من عام 2022 ،ساحة ليزر جديدة في كويست”.

ومن ناحية أخرى، قال محمد خليفة، مدير شركة السيف للترفيه، تعليً
متوسط اإليرادات التي يحققها قطاع الترفيه بين 6 و 8 ماليين دينار بحريني سنوًيا وهذا من قبل دولة يبلغ عدد سكانها 7.1
مليون نسمة”.
ومع ذلك فإ ّن البحرين تجتذب أع ًدادا كبيرة من السياح بهدف جذب 1.14 مليون سائح بحلول عام 2026 كجزء من خطة
االنعاش االقتصادي للمملكة. من المتوقع أن يدعم هذا المزيد من عروض الترفيه والتسلية.
نظرة أعمق للكلفة االقتصادية الكلية FECs
أصاًل مستويات ما قبل جائحة “تسجل مراكز الترفيه المغلقة في المواقع الجيدة ً أداء قوًيا كما تجاوزت في معظم الحاالت
كوفيد. صرح سيلفيو ليدتك، الرئيس التنفيذي لشركة الندمارك ليجر التي تضم عالمات تجارية مثل فن سيتي وفن ورك
وفن فيل وغيرها حيث شهد إنفاق الزوار “نمًوا كبي ًرا بالتأكيد” مقارنة فترة ما قبل جائحة كوفيد.
أوضح ليدتك قائال: “بشكل عام، يشير وقت اإلقامة األطول وزيادة اإلنفاق إلى النمو مما يعني أن العمالء الذين يشقون
ا ومااًل أكثر من ما قبل جائحة كوفيد في نفس المواقع”.

ومع ذلك، هل ستستمر شركات الترفيه والتسلية في مواجهة تحديات في تحقيق إيرادات تقديرية لكل قدم مربع؟ هنا يكمن
السؤال.
كما الحظ ليدتك أن سوق الترفيه والتسلية في األماكن المغلقة في دول مجلس التعاون الخليجي يشهد »نقطة تحول«.
“تعمل المؤثرات مثل الواقع االفتراضي والواقع المعزز ونطاقات المنتجات القوية التي يقودها بروتوكول اإلنترنت،
والترفيه االجتماعي على تغيير مشهد قطاعنا مما يؤدي إلى سوق نشط وديناميكي مع ظهور أفكار وابتكارات ومفاهيم جديدة
يومًيا تقريًبا. إنه بالتأكيد الوقت المناسب لرؤية اإلبداع والتنوع في اللعب. يحرص المالك على جعل مراكز التسوق لديهم
أكثر من مجرد أماكن للبيع بالتجزئة. أصبحت خيارات العمالء اآلن هائلة وستستمر في النمو. وهذا بالطبع يضغط على
نموذج الكلفة االقتصادية الكلية FEC التقليدي ليظل مالئ ًما ومرب ًحا، ال سيما بالنظر إلى ضغوط التكلفة على اإليجارات
والمرافق والموظفين، إلى جانب الضغوط التضخمية على جبهة شراء األصول.”
موضوع مهم: حالة سلسلة اإلمداد
في
وسط مؤشرات النمو، هل يمكن التغاضي عن االضطرابات المتعلقة بسلسلة اإلمداد؟ كان يمثل هذا المجال تحدًيا هائالً

شارك براكاش فيفكاند، المدير العام لشركة أميوزمنت سيرفيسز انترناشيونال قائال: “لقد تحسن وضع سلسلة اإلمداد
بالتأكيد منذ األوقات العصيبة في سنة 2021-22 .ولقد شهدنا انخفاض مهل إنتاج المنتجات منذ ديسمبر 2022 .ومع ذلك، لم
نبقى على نفس مستوى حقبة ما قبل كوفيد. ولهذا السبب نحث عمالئنا بشكل روتيني على وضع توقعات والتخطيط المسبق
لطلبات منتجاتهم بنا ًء على تواريخ االفتتاح المرغوبة والمخطط لها”.
المسار المستقبلي
مع ظهور العديد من مرافق الترفيه والتسلية الجديدة والمتنوعة في جميع أنحاء المنطقة، زاد عمق واتساع العروض بالفعل.
ن ًظرا ألن التكنولوجيا تمهد الطريق لمحتوى أكثر جاذبية وإثارة وتفاعلية وتشويق، ستتمتع المنطقة دائ ًما بشهية استثمارية
ومساحة لمناطق الجذب السياحي األحدث.
والحظ فيفكاند: “من المحتمل أن يكون الجزء المفقود هو تجربة الضيف عبر العديد من المرافق الترفيهية. يتطلب المستهلك
اليوم رحلة وتجربة معززة، ويجب أن يتم التركيز على استكمال المحتوى المتطور بتجربة عمالء مح ّسنة مما يجعل كل
نسى”.
زيارة ال تُ
إلى جانب تجربة العمالء المحسنة، يتطلب المستهلك اليوم أي ًضا المزيد من التفاعل واأللعاب واللعب الجماعي. ونتيجة لذلك،
يتم تصميم سلسلة من المنتجات ومواءمتها لتلبية ذلك. ويجب أن تكون هذه المنتجات مدعومة باستراتيجيات تشغيلية سليمة
لتقديم التجربة وضمان تكرار الزيارات.
على هذه الخلفية، من المقرر عقد النسخة السادسة من مؤتمر الترفيه والمعالم الترفيهية في 13 مارس 2023 بهدف
مناقشة الفرص والتحديات للقطاع مع التركيز القوي على تحقيق التميز في تجربة الضيف. عالوة على ذلك، سيشترك
مؤتمر LEA مع مؤتمر حديقة ميناالك المائية 2023 بتاريخ )12 مارس( ويوم السالمة )14 مارس( وحفل توزيع جوائز
